Terms of Service

1. Acceptance of Terms

By creating an account, listing a property, or booking a stay through Roomsss ("the Platform"), you confirm that you are at least 18 years of age, have the legal authority to enter into binding agreements, and agree to comply with these Terms of Service in full.

These terms apply to all users, including guests, hosts, and any visitor who accesses the Platform in any capacity.

2. The Roomsss Platform

Roomsss is an online marketplace that connects guests seeking accommodation with hosts offering short-term rentals across Pakistan. Roomsss is not a party to any rental agreement between guests and hosts — we provide the technology and payment infrastructure only.

We do not own, manage, or control any properties listed on the Platform. Hosts are solely responsible for accurately describing, maintaining, and legally listing their properties.

3. Accounts & Registration

To access most features of Roomsss, you must create an account. You agree to:

• Provide accurate, current, and complete information during registration.
• Maintain the security of your account password and not share login credentials.
• Notify Roomsss immediately of any unauthorized use of your account.
• Be responsible for all activity that occurs under your account.

Roomsss reserves the right to suspend or terminate accounts that violate these Terms or engage in fraudulent activity.

4. Guest Responsibilities

As a guest, you agree to:

• Only book properties for lawful purposes and personal use.
• Respect the property, house rules, and the host's community.
• Not exceed the maximum occupancy stated in the listing.
• Report any damage or issues to Roomsss within 24 hours of check-out.
• Leave the property in the same condition as it was upon arrival.

5. Host Responsibilities

As a host, you agree to:

• Provide accurate descriptions, photos, and availability information.
• Ensure your property complies with all applicable Pakistani laws and regulations.
• Maintain the property in a safe, clean, and habitable condition.
• Honour confirmed bookings and not cancel without good cause.
• Respond to guest inquiries within 24 hours.
• Not discriminate against guests based on religion, ethnicity, gender, or any other protected characteristic.

6. Payments & Fees

All payments are processed securely through the Roomsss platform. Guests are charged at the time of booking. Host payouts are released within 24 hours of confirmed guest check-in.

Roomsss charges a service fee on each booking, displayed transparently before confirmation. During the Founding Host period, host commission is waived for 12 months from the date of first booking.

Supported payment methods include JazzCash, Easypaisa, and major Pakistani bank transfers. International cards may be supported in future.

7. Cancellations & Refunds

Cancellation policies are set per listing by the host (Flexible, Moderate, or Strict). The applicable policy is displayed clearly before booking confirmation.

In the event of a cancellation by the host after confirmation, guests will receive a full refund within 5 business days. Roomsss may also assist in rebooking a comparable property.

Roomsss may, at its discretion, issue refunds or credits in circumstances outside the standard policy, including safety concerns or significant misrepresentation of a listing.

8. Prohibited Conduct

You agree not to:

• Use the Platform for any unlawful purpose or in violation of Pakistani law.
• Post false, misleading, or fraudulent listings or reviews.
• Circumvent the Platform to conduct transactions outside Roomsss.
• Use automated tools to scrape, monitor, or interfere with the Platform.
• Harass, threaten, or discriminate against other users.
• List properties you do not have the legal right to rent.

Violation of these prohibitions may result in immediate account suspension and legal action where applicable.

9. Intellectual Property

All content on the Roomsss Platform — including logos, software, design, and text — is the property of Roomsss Technologies (Pvt) Ltd and protected under Pakistani and international intellectual property law.

Hosts grant Roomsss a non-exclusive licence to display listing content (photos, descriptions) for the purpose of operating the Platform. You retain ownership of all content you submit.

10. Limitation of Liability

Roomsss is not liable for: the condition, safety, or legality of any listed property; any acts or omissions of guests or hosts; any loss or damage arising from a booking; or any interruption or failure of the Platform.

To the maximum extent permitted by Pakistani law, Roomsss's total liability in any matter arising out of or related to these Terms is limited to the amount you paid to Roomsss in the 12 months preceding the claim.

11. Disputes

Any disputes between guests and hosts should first be raised with Roomsss Support. We will attempt to resolve disputes fairly within 7 business days. If unresolved, disputes shall be governed by the laws of Pakistan and submitted to the jurisdiction of courts in Lahore, Punjab.

12. Changes to Terms

Roomsss reserves the right to modify these Terms at any time. Material changes will be communicated via email or WhatsApp notification at least 14 days before they take effect. Continued use of the Platform after changes constitutes your acceptance of the revised Terms.
